Multiple messages when sending an invoice

I need the ability to create and use more than one invoice email template, based on customer type. For example, my residential customers are required to pay at the time of service, while my commercial customers are billed Net 30.
When sending an invoice, I need to be able to select (or automatically apply) an invoice email template that includes “payment is due at time of service” for residential customers, and a different template that does not include this language for commercial customers.
Having multiple invoice email templates that I can select would reduce confusion for customers and eliminate the need for manual edits before sending invoices.
